Develop Critical Path for the planning phase

Make plans and specs available to the prospective bidders

Line up fabrication houses with the possibility of the job

Highlight
the plans and specs for ‘out of the ordinary’ specifications or design work

Get the bids in
Notice to Proceed
·
Commence Buy Out
·
Roll over estimates into the accounting systems
·
Contract the Subs

Make sure contract ties the sub to any conditions set by the specs

Make sure contract specifies the same warranty dates as set by the specs

Lock subs into the quoted prices

Make sure such items that are not listed in the plans and specs but are
required by code are delegated to someone specifically (i.e. fire stopping)

Write Purchase Orders for the procurement items (hollow metal, rebar…)

Bring the architects in on the jobsite when going over the scope with the
subs so they can voice what
are key issues to them.
Pay Request
·
Determine what percentage of the work has been completed by each sub and
self-performed
·
Get mechanic liens signed when the work is paid for
Substantial Completion
·
Start the Clock on the warranties
Job Closeout
·
