  9. Fico, Phishing, Zombies and More (#389)

In this market where foreclosures, right of redemptions, short sales,  and investment buying is prevalent, it is important to know about the “Zombie Debts” that can rise up and create havoc with your present sale,  “past” sale, or with your buyers continuing credit.   This seminar provides an overview of those “risk management issues plaguing Real Estate Agents in these transactions.  This seminar also exposes the student to the FICO Credit Reporting System.  By the end of the session, the student should have a better understanding of how credit scores are developed as well as the impact the buying of Real Estate, obtaining loans, and obtaining insurance.
  10. Basics of Real Estate Fraud (#101)

Very few REALTORS® commit fraud intentionally or encourage their clients to do so purposely, yet fraud indictments continue to be issued against REALTORS® and their customers who thought they were just "taking a short cut" or "expediting the process". This course is designed to heighten your awareness of some common practices that occur every day that could jeopardize your Real Estate career without you knowing it.
 

11. Enhancing Customer Service Through Public Records (#030)

During the 3 hour period, you will learn all the aspects on how public records are a very valuable resource.  By understanding how to read a property record card, you will learn how to determine the value of a property, its characteristics as well as the properties sales history.  Also, you will learn how to read a Tax map and how the parcel ID relates to the maps.  We will conclude on how to utilize public information for generating prospecting lists.  These types of lists will include how to locate seniors who are ready to downsize, absentee owners, real estate investors who own multiple properties, as well as first time home buyers who are ready to move up to their 2nd homes.
